Old Clay Drains in Weston-super-Mare | Spot Failure Early

Victorian clay drains under Weston-super-Mare homes crack, shift and let roots in. Learn the warning signs and when relining beats digging up the garden.

Most homeowners in Weston-super-Mare's older streets, Milton, Worlebury, Uphill, the Victorian terraces off Boulevard and Locking Road, have no idea what's running under their garden. They find out when a toilet backs up, a manhole lid lifts on a Sunday morning, or a survey flag comes back with a camera shot of a pipe that looks like a broken biscuit.

Clay drainage was the standard from the mid-1800s right through to the 1960s and into the 70s in some areas. A lot of it is still down there. And a lot of it is quietly failing.

I'm Steve Marsh, lead drainage engineer at Drainsco. We spend a large part of our week putting cameras down clay runs across BS22, BS23 and BS24, and I'll tell you exactly what to look for, what it costs to fix, and when relining is the right call versus digging the whole lot up.

Why Clay Causes Problems in Older Weston Properties

Clay pipe itself is actually a decent material. Fired properly, it's inert, smooth on the inside and resistant to most of what you'll pour down a sink. The problem isn't the pipe. It's the jointing.

Victorian and Edwardian clay runs were bedded in mortar or packed with hemp and clay putty. Those joints move over time. Ground shifts, tree roots exert pressure, years of traffic vibration on roads like Neva Road or Drove Road do their work. The joints open up, and once they open, two things happen fast. Roots get in. Soil gets in. Both will block you solid eventually.

Modern uPVC drainage pipe is rubber-ring jointed underground, not solvent-welded. That's important because it means the joints flex rather than fracture. Old clay systems can't do that, and when a clay joint opens even a millimetre, that's enough.

How to Spot Ageing Clay Drainage Without Digging a Hole

You don't need to excavate to get a read on your drains. Work through these checks.

Start above ground.

  • Look at your manholes. Lift the cover (it's your drain, you're allowed) and look at the channel inside. Clay channels in older inspection chambers are often cracked or have mortar crumbling off the benching. That's a symptom, not the cause, but it tells you the system is old and under stress.
  • Check your downpipes. If you've got cast iron guttering on a pre-1950s house in Kewstoke or Bleadon, the underground shoe connecting it to the drain is almost certainly clay. Damp patches at the base of the wall suggest a cracked shoe or a failed joint nearby.
  • Look for garden subsidence. A sunken patch of lawn or a soft spot in a flower bed, especially running in a straight line away from the house, is a classic sign of a fractured clay pipe letting soil wash in over years.
  • Root entry at the manhole. Open the lid and look for roots. Even fine roots in the chamber mean roots are in the pipe upstream too. I had a job on Ashcombe Road last spring where the tenant thought it was just a slow drain. When we put the camera in we found a full root ball 4 metres up the run from a silver birch that had been planted about fifteen years earlier. The clay joint was a 2mm gap. The root found it anyway.

Watch how your drains behave.

  • Slow drainage in multiple fixtures at once points to a main line problem, not a local blockage.
  • Gurgling after you flush, when nobody's in the bathroom, suggests a partial blockage or a section of pipe that's sagged and is holding water.
  • Sewage smells outside, away from any manhole, can mean a crack in a buried pipe. Not always, but get it checked.
  • Recurring blockages in the same spot, cleared once, twice, back again in six months. That's not grease or wipes. That's a structural issue in the pipe creating a trap for debris.

Get a CCTV survey done.

Honestly, this is the only way to know for certain. I'm not saying that to sell surveys. I'm saying it because I've seen two identical-looking Victorian houses side by side in Worle, one with clay drainage in reasonable nick, one with four separate cracks and a root mass the size of a football. You can't tell from outside.

A camera survey shows you crack location, joint displacement, root entry points and whether the pipe has sagged or collapsed anywhere. A typical residential run takes less than an hour and you get footage you can show to a surveyor, a solicitor or a buyer if you're selling. Budget somewhere in the region of £100 to £200 for a standard survey on a domestic property. It's the cheapest thing you'll spend money on if the alternative is finding out about a collapse after exchange.

If you're buying a pre-1960 property anywhere in BS22, BS23 or BS24, make a drainage survey a condition. Not a courtesy. A condition.

When Relining Beats Replacement

This is where I'll give you my honest opinion, because plenty in this trade push excavation when they don't need to.

Drain relining, what we call cured-in-place pipe (CIPP) lining, involves pulling a resin-impregnated liner into the existing pipe and inflating it against the walls. It cures hard, creates a new smooth bore inside the old clay host, seals every crack and every joint, and roots can't get back in. No digging. No reinstatement. No day of groundworks with a mini-digger on your front lawn.

Relining works well when:

  • The host pipe is cracked or has displaced joints but the bore is still largely intact
  • Root ingress is present but hasn't caused a total collapse
  • The pipe runs under a garden, driveway or structure you don't want to rip up
  • You've got a Victorian terrace in Milton or Oldmixon where excavation means scaffolding, shared access disputes and reinstatement costs that far outstrip the lining job

When you can't reline:

  • The pipe has collapsed and there's no bore left to line into
  • The pipe has severe misalignment, sections completely displaced, the liner won't make the bend
  • There's a section of pipe missing, as in, fully open to soil

In those cases, excavation is the right call and I won't pretend otherwise. From the CCTV surveys we carry out across Weston and the surrounding BS postcodes, somewhere around 60 to 70 percent of clay drainage jobs in our own records are candidates for relining rather than dig-and-replace. The camera survey tells you which camp you're in before you spend a penny on remedial work.

On cost: relining a typical domestic run of 10 to 15 metres generally comes in at £800 to £2,000 depending on diameter, access and condition. Full excavation and replacement on the same run can reach £3,000 to £6,000 once you factor in breaking out a driveway and reinstating it. Those numbers aren't precise quotes, because every job is different, but they give you the order of magnitude. Relining costs more per metre than it used to. It still saves money against digging in most cases.

Remedial work we carry out, including relining, comes with a 20-year guarantee. That's written into our contracts. If the lining fails within that period, we come back and sort it.

Before You Call Anyone, Check These Yourself

  • Lift your external manhole covers and photograph what you see inside, the channel, the benching, any roots or cracks
  • Walk the line of your drain across the garden and look for soft or sunken ground
  • Note any recurring slow-draining fixtures and how often they've needed clearing in the past twelve months
  • Check how old your property is. Pre-1960 almost always means clay somewhere in the run
  • If you're near mature trees, particularly ash, willow or birch, assume root ingress until a camera proves otherwise
  • Note any damp at the base of downpipes, it's easy to miss and easy to blame on something else
  • If you're in Banwell, Congresbury, Yatton or Clevedon and the property pre-dates the 1970s, the same rules apply. Clay runs are common across the whole BS21 to BS29 belt and those village properties are rarely checked
